• Maximum 10 guests • A villa service charge of 5% is required prior to check–in • There is an entrance fee to the Biosphere Reserve of Sian Kaan that is not included in the rate. This fee is $12 USD per person per day and it’s paid at the entrance arch by cash • Non-smoking villa, violation of this policy will result in a $500.00 USD per day cleaning fee • One-week rentals are preferred • Strictly quiet hours in the community after 10pm (no loud music allowed) • Alcoholic beverages are not included in the rental fee • Please note, due to Sian Ka’an being a protected reserve, it is not permitted to bring external ATVs, water sports equipment such as kiteboards, or audio equipment. It is also forbidden to fish, in order to protect the endangered sea life.
