The roads in Sian Ka'an are unpaved and therefore distances and times may vary depending on the season and road quality and conditions. Located in the Boca Paila section of the Sian Ka'an Reserve, a UNESCO World Heritage Site, the luxurious Casa Maya Ka'an is situated on one of the most pristine and beautiful beaches in the area. Casa Maya Ka'an is exquisitely designed for groups of families and friends to get away and have a relaxing vacation. This home was created for those who expect the best in quality but ask for the beauty and tranquility of the undisturbed Caribbean. Besides an impeccable beach, Casa Maya Ka'an also has the distinct advantage of direct access to Caapechen Lagoon. Sian Ka'an offers world-class saltwater fishing including bone fish, tarpon and permit. With its protected natural beauty, one can observe birds such as the tri-colored Heron, the Roseate Spoonbill, and the Frigate in their natural habitats while surrounded by mangroves. Fishing, kayaking or float trips can easily be arranged at an additional charge. The Mayan Ruins of Tulum and Coba are both a short distance away. This 3,875 sq ft elegantly modern home has four spacious air conditioned bedrooms with three ensuite bathrooms, plus one guest bathroom. It has been furnished by the owners using traditional woods and Oaxacan fabrics with attention to comfortable family living and gracious details. It has every modern amenity including Sky Television, internet, XBox 360, Wii, DVD player and a small movie collection. The chef designed kitchen was created for intimate family gatherings as well as large-scale social and special events. A stunning and open concept of indoor + outdoor space combines living, dining, terrace, kitchen, common spaces in an eloquent and spacious flow allow guests to enjoy all aspects of the home in an effortless manner. The downstairs has a large open floor plan with a living area which includes two queen sleeper sofas, TV area with a wide screen TV ideal for gathering, a grand dining room which seats 18 – 20. The kitchen has all top appliances including a Viking stove, double ovens, Sub Zero refrigerator/freezer, dishwasher, etc. A long zapote wooden bar between the kitchen and dining room provides a serving area as well as additional seating. There is one bedroom downstairs with a double bed and full private bathroom.

• A mandatory refundable damage deposit of $2,000 USD applies • Retreats + Workshops welcome • Maximum number of guests 40 • Rates are for up to 8 guests – add $225 USD per extra guest per day (bell tent hire) • Christmas and NYE’s Holidays: Saturday to Saturday bookings only (7night minimum stay) • No smoking • There is an entrance fee to the Biosphere Reserve of Sian Kaan that is not included in the rate. This fee is $12 USD per person per day and it’s paid at the entrance arch by cash • Strictly quiet hours in the community after 10pm (no loud music allowed) • Please note, due to Sian Ka’an being a protected reserve, it is not permitted to bring external ATVs, water sports equipment such as kiteboards, or audio equipment. It is also forbidden to fish, in order to protect the endangered sea life. Additionally, pets are not allowed • It is also important to note that roads in Sian Ka’an are unpaved and therefore distances and times may vary depending on the season and road quality/conditions • The Bell Tents can accommodate 2 people with the possibility of a queen bed or two single beds, electricity and furniture. *A/C is not available in the bell tents
